“Guest”, “You”, “Your” refer to any individual making a booking, using our website, or staying at our accommodation.
“Accommodation” means any serviced apartment, house, or unit managed by BCHM Property Ltd.
“Booking” refers to a confirmed reservation made via our website or through authorised channels.
2. Use of the Website
2.1 You may use our website for lawful, personal, and legitimate purposes only.

3. Bookings
3.1 A booking becomes confirmed only when BCHM Property Ltd issues written confirmation via email or booking system.
3.2 You must provide accurate guest information and valid payment details.
3.3 BCHM Property Ltd may decline or cancel a booking where necessary, including cases involving suspected fraudulent activity, breaches of occupancy rules, or non-payment.
3.4 Occupancy limits, minimum stay requirements, and age restrictions may vary depending on the property.
4. Payment Terms
4.1 Accepted payment methods will be displayed during the booking process.
4.2 A deposit may be required to secure your reservation; this will be stated clearly during booking.
4.3 Full payment is required prior to check-in. Failure to pay may result in cancellation of the booking without a refund of any deposit.
4.4 All prices are listed in GBP (£) and may include additional fees such as cleaning fees, taxes, and security deposits where applicable.
5. Security Deposit & Damages
5.1 A refundable security deposit may be required before your stay.
5.2 BCHM Property Ltd reserves the right to deduct costs from your deposit for:
Damage to property or contents
Excessive cleaning beyond standard cleaning requirements
Missing items
Unauthorised guests
Breach of house rules, including smoking or pet violations
5.3 If damages exceed the security deposit, you agree to settle any additional charges promptly upon request.
6. Check-In and Check-Out
6.1 Check-in time: 3:00 PM
6.2 Check-out time: 11:00 AM
6.3 Early check-in or late check-out may be available upon request and subject to additional charges and availability.
6.4 Guests may be required to present valid identification.
7. Guest Responsibilities
During your stay, you agree to:
7.1 Treat the property and its contents with care.
7.2 Follow all house rules provided before or during your stay.
7.3 Avoid the following prohibited activities:
Smoking inside the accommodation
Hosting parties, events, or gatherings without written approval
Exceeding the maximum occupancy limit
Engaging in illegal, unsafe, or disruptive behaviour
7.4 Pets are strictly not allowed in any BCHM Property Ltd property.
7.5 Ensure all doors and windows are securely locked when leaving the property.
7.6 Dispose of rubbish correctly and leave the accommodation in a reasonable condition.
8. Cleaning Fees & Cleaning Policy
8.1 A standard cleaning fee of £100 applies to all bookings. This fee covers:
Standard cleaning following your departure
Laundry of linens and towels
Replenishment of basic amenities
8.2 The cleaning fee does not cover:
Excessive mess, neglected rubbish, or spillages requiring deep cleaning
Stains on carpets, upholstery, bedding, or mattresses
Biohazard cleaning
Smoke-related odours or residue
Damage caused by prohibited activities (such as bringing pets)
8.3 Additional cleaning charges may be deducted from your security deposit or charged directly if:
The accommodation is left in an unreasonable condition
Specialist cleaning services are required
Items require replacement due to misuse or neglect
8.4 Guests are required to:
Remove all rubbish and place it in appropriate bins
Leave used dishes rinsed
Report any accidental damage promptly to management
9. Cancellations and Refunds
9.1 Cancellation terms depend on the rate type and booking platform used. The applicable policy will be shown during booking.
9.2 Non-refundable bookings will not receive refunds under any circumstances.
9.3 Flexible bookings may qualify for full or partial refunds if cancelled within the stated timeframe.
9.4 No-shows may be charged the full booking amount.
10. Cancellations or Changes by BCHM Property Ltd
10.1 On rare occasions, we may need to cancel or modify your booking due to safety concerns, emergency repairs, property damage, or unexpected unavailability.
10.2 If this occurs, BCHM Property Ltd will:
Provide alternative comparable accommodation, or
Offer a full refund
10.3 We are not liable for additional costs such as travel arrangements or third-party services affected by our cancellation.
11. Limitation of Liability
BCHM Property Ltd will not be liable for:
Loss, theft, or damage to personal belongings
Injuries resulting from misuse of the property
Interruptions to services such as electricity, water, heating, or Wi-Fi outside our control
Noise disturbances from neighbours or external sources
Third-party errors on booking platforms
Our total liability will not exceed the total booking amount paid by you.
12. Force Majeure
We are not responsible for delays or failure to provide accommodation due to events beyond our control, including natural disasters, severe weather, pandemics, labour strikes, or government restrictions.
13. Privacy & Data Protection
Your personal information will be processed in accordance with our Privacy Policy. By making a booking, you consent to the collection and use of your data as described in that policy.
14. Intellectual Property
All content on our website—including text, images, branding, and design—is owned by BCHM Property Ltd and may not be reproduced or distributed without our permission.
15. Termination of Stay or Access
We reserve the right to terminate your stay or deny future bookings if you violate these Terms, cause property damage, disturb neighbours, or engage in unsafe or illegal behaviour.
16. Governing Law
These Terms are governed by the laws of England and Wales, and all disputes shall be settled in the courts of England and Wales.
